These loans are based on the short term rental property’s ability to generate enough income to cover the principal, interest, taxes, and insurance (PITI). Unlike banks, there’s no need to submit W2, paystubs, or tax returns.
General documents required for all transactions
- Valid government issued photo ID
- 2 months most recent bank statements showing (6-9 months worth of PITI liquid)
- Entity Documents: Articles of incorporation, operating agreement, EIN letter, state certificate of good standings
- Insurance declaration page.
Purchase specific
- Signed purchase agreement
- Purchase agreement addendum and counter offers if applicable
Refinance specific
- Mortgage payoff request
- Cash out refi: Cash out funds cannot be used for personal use.
